Neighbourhoods & Areas

Santa Fe is often called “the City Different.” And that certainly applies to real estate. There’s a wide variety of neighborhoods to choose from—and property to fit every lifestyle. Are you looking for a golf course community? Horse property? A cozy, in-town condo? A second home? A family-oriented neighborhood? Your Prudential Santa Fe Real Estate professional can help you find the home that’s right for you!

Downtown Santa Fe

Property located within “walking distance to the Plaza” is highly desirable, though there’s not a lot of residential property available and very little new construction. You’ll find older homes, historic properties, and condos. On the edge of the downtown, the south Capitol district offers a variety of architectural styles, including Victorian homes and Arts & Crafts-style bungalows. Many of the older properties have been restored or are undergoing restoration.

East Side

The east side of Santa Fe encompasses the Canyon Road area. Located off narrow, winding side streets are some of Santa Fe’s most desirable homes. Walled compounds hide historic haciendas. Smaller homes offer cozy Santa Fe living; many feature traditional architectural details like vigas, portals, and kiva fireplaces. Courtyards bloom with lilacs and wisteria.

Northeast Santa Fe

Rolling hills carpeted with piñon and juniper characterize this part of town. Housing choices are a mix of older/historic properties and new, high-end homes. The main developments are Sierra del Norte, Hyde Park Estates, Cerros Colorados, and Santa Fe Summit. Many lots are on an acre or more.

Museum District/St. John’s College area

Luxury homes and condos characterize the housing choices in this area. The landscape is lush, with chamisa, pinon. and wildflowers. Mountain and city views abound. Lot size ranges from 1-5 acres. You’re steps from hiking trails and a short drive to town. In the mountains above St. John's College, Wilderness Gate offers 5+ acre view lots with large, elegant homes. Many of Santa Fe’s finest schools—St. John's College, College of Santa Fe, Santa Fe Prep, and the New Mexico Academy—are located in this part of town.

West Alameda area

Just a few minutes from the Plaza, this area of town has smaller homes with Santa Fe features and a neighborhood feel. There’s been a resurgence of interest this area—much of which was developed in the 1950s and 60s. In the Casa Solana subdivision, many of the houses were built by Allen Stamm. “Stamm” homes have a reputation for being well built.

Southwest Santa Fe

This section of Santa Fe offers affordable family homes and well-planned new subdivisions—including Nava Ade, Rancho Viejo, and Pueblos del Sol. It’s well located near schools, parks, and shopping. The Santa Fe Community College is nearby, as is the Chavez Recreation Center and the Villa Linda Mall.

Eldorado

Just about a 15-minute drive from the Plaza, Eldorado has a community feel and a range of housing choices—from elegant ranch estates to affordable, Santa-Fe-style properties. The landscape is wild and rugged; the night skies, miles from city lights, are breaktaking. Continuing south on Route 285, Glorieta, Lamy, and Pecos offer small-town ambience and rural properties.

Northwest of Santa Fe

Just a 6-minute drive from the Plaza are two of Santa Fe’s most prestigious communities: Las Campanas and La Tierra. Las Campanas features two Jack Nicklaus-designed golf courses, an equestrian center, and an elegant clubhouse. Homes in La Tierra and Las Campanas homes represent contemporary Southwest-style architecture and design at its finest. Lots range from one acre to 20 acres. Prices range from $500,000 to $2+ million.

Old Las Vegas Corridor

This area is located southeast of the city, in the foothills of the Sangre de Cristos. The feel is rural, with large lots and beautiful vistas—yet you’re just a few minutes from town. Lots average five acres. Properties vary from more modest homes to elegant contemporary ranchettes. High-end subdivisions include Arroyo Hondo and Double Arrow. Overlook, Sunlit Hills, La Barberia, and Seton Village are generally less expensive.
